Given its sensitive perimeter within the wetlands’ ecological mitigation area, the design strongly integrates environmental and natural elements as core principles.
The masterplan features three types of residential blocks — L-shaped, T-shaped, and rectilinear — arranged to respect the site edges. Building heights are kept lowest along the perimeter and gradually increase toward the middle and west, creating a gentle sloping skyline from east to west. Low-rise 6-storey T-shaped villas line the eastern and northern edges to respond sensitively to the wetlands, while 10-storey L-shaped blocks are positioned in the middle and western areas. This clustered arrangement forms a naturally enclosed central space for landscaped gardens, a clubhouse, and an outdoor swimming pool, fostering community interaction. Block orientations are optimised for maximum solar access and minimal overshadowing. A green boulevard at the main Tin Shui Wai Road entrance creates a direct axis toward the wetlands. Adequate commercial facilities are provided for residents’ convenience, and rooftop clubhouses offer panoramic views of the wetlands.
